Choosing the right lot to build an energy efficient home

Finding the right site allows a design to take advantage of sunlight angles, slopes, setbacks, and vegetation to create a more naturally energy-efficient home. When you select a property with all the right elements, you can actively reduce your carbon footprint by keeping your power consumption low year-round. When choosing a lot, keep the following areas in mind to help ensure your designers can create the eco-conscious home of your dreams.

 

Harness the power of sunlight
The way sunlight hits the home controls how much power you need to use to heat, cool and light your living space. Home designers can use their knowledge of southern versus northern sunlight exposure to effectively control the elements through every season. The addition of passive solar design elements allows the building to store heat in the winter and maintain cooler temperatures in the summer. Therefore, it is important to think about how to balance this solar orientation of your site with where the best views are. Designers may further mitigate the power of the sun by using overhangs, and other elements to shade the facade.

 

Utilize slopes and setbacks
The slope of the land determines how designers will set the home within the natural landscape. Designers must consider where the house will sit to figure out the best placement angle and foundation for that location. Depending on the soil consistency and geological features, the foundation options may range from slab-on-grade or piers to crawl space or fully finished basement.

 

The designers must also work around setbacks and height restrictions to create a home design that will remain eco-friendly, despite potential daylight limitations. It is also important to preserve any views that may be otherwise limited by the setbacks or other requirements.

 

Embrace natural vegetation
The natural vegetation on the property can control heat and sunlight transfer to the home, as well as help conserve water. A combination of coniferous and deciduous trees helps to both block wind and control how sunlight hits the home, depending on the season. The designers must consider the location of trees on the property while placing windows and walls to ensure the home will benefit from access to natural light and views throughout the seasons.

 

Holistic design practices bring everything together
Although the best holistic home design techniques can make up for less-than-satisfactory lot conditions, it is best to start with a lot that shows immense potential. Starting with a lot featuring an ideal layout can help you create your perfect home design with all the right elements.
